Selling in spring.
Spring is considered the best time of year to sell a property. People are in a more positive frame of mind, looking to the future which is helped by the warmer weather and brighter days.
The property also looks better when the sun is shining and the garden is in bloom, creating the dream of what it could be like for the potential buyer.
Also it is a good time for families looking to buy a new home as it gives them time to view properties, make an offer and wait for the sale to go through in time for the summer holidays when the kids are off school to move in.
Selling a house in summer.
Typically the summer months of July and August are slow in the property market, with August being the slowest.
There are a number of factors for this. The schools have broken up, so the kids are at home. Many families are taking holdays around this time, or lots of the professionals involved in the sale such as solicitors are away, meaning that a lot of sales stall at this time of year. This period is best avoided.
Selling in autumn.
After spring this is the next best time to sell a house, as long as you dont leave it untill too late into November where the market will stall again in the run up to christmas.
This is a great time after the summer holidays when the school term starts again and the kids are back at school and parents have more time on their hands.
Selling a house in winter.
This period of winter kills the property market so it is not a good time to put a property on the market. The cold weather and the run up to christmas changes peoples focus and at this stage it is best to delay untill the new year..Research shows that after Christmas, there can be a spike in people looking at property online.
What if I need to sell a house now?
If you need to sell your house immediately, then there is nothing to say do not put it on the market. A good house will always sell, but the market does dictate how fast that will happen. We would suggest that your house is kept ina good state of repair and if you are doing viewings, try to appeal to the buyers emotions by creating an ideal of what they would want. This could improve your chances of selliing at the slower times of the year.
